Enterprise Area

The Enterprise Area designation brings benefits that include rates relief for life sciences companies and related industries. There are also enhanced capital allowances for substantial investment in plant and machinery, with all sectors being eligible.

Irvine is Scotland’s largest designated Enterprise Area with 132 ha of allocated land. The site is unique with both business rates relief and accelerated capital allowances available on different parts of the Enterprise Area. Moving ahead at i3

A detailed masterplan and development strategy have been developed for this extensive land asset and work has progressed rapidly on delivering this. Landscaping, signage and site preparation contracts are all ongoing and refurbishment of existing buildings is taking place.

The site is capable of providing up to 35 MVA of electricity immediately, with up to 100 MVA available if required, together with industrial capacities of gas, water and drainage. In addition to being well served with utilities we have exceptional broadband connectivity with three suppliers of fibre optic cable both within and close to the site for superfast broadband connection.

 

  • Industry and logistics campus

    Facilities for specialist distribution, industrial and manufacturing companies, suitable for small, medium or large companies seeking 2,000 sq m to 4,000 sq m.

  • Innovation campus

    This high amenity campus will provide specialist, high broadband accommodation for SMEs seeking 500 sq m to 2,000 sq m pavilions or similar Class 4/5 office, R&D or specialist space.

  • Inward investment campus

    This is a specialist inward investment opportunity offering serviced development plots of 5,000 to 30,000 sq m, or a single user with capacity for 50 ha. The site has dedicated access and would be suitable for large specialist users.

    The current estimate cost of this development work is £1.2 million over 6 years. A detailed costed action plan will follow, along with a legal agreement with Scottish Enterprise.
